Ground Rent

The State Department of Assessments and Taxation (SDAT) neither collects ground rent payment nor manages ground rent leases.
SDAT is unable to provide assistance with title searches.
All registered ground rents are managed solely by the owner/agent. The State Department of Assessments and Taxation has placed on its website a link from its real property system to the Ground Rent Registry in order to provide the statutory on-line database that allows users to determine if a ground lease is registered and if so, get specific information regarding the registered lease.​

Step one:

Search Here for Irredeemable Ground Rents:

Irredeemability" Renewal filed with SDAT before 04/02/2023

If you have not received a bill and/or communication

in the past three years, regarding your ground rent, complete this application

OR 

If you have received a bill and/or communication

in the past three years, regarding your ground rent, complete this application

Step two:
            Mail SDAT your application to the Ground Rent Department along with
            a check made payable to SDAT for

$70 (expedited processing in 5 weeks) or

$20 (regular processing in 9 weeks​).

Step three:
            You will be notified when your application is approved.
            No sooner than 100 days after receiving the approval, mail SDAT

Affidavit of Certific​ate of Redemption; and

The lump-sum payment via certified check.

Step four:

Upon the successful completion of all legal requirements:

SDAT will issue you a Certificate of Redemption.

You must record this certificate with your county's land records office.​

Collection Notices

Pursuant to Maryland law, the Department has developed these forms for use by ground rent lease holders.
Ground rent leaseholders must use these forms to satisfy the statutory requirements to issue ground rent bills and providing notice of court actions for possession due to non payment of ground rent. (MD REAL PROP § 8-807 (c)(2) & (d)(2); MD REAL PROP § 8-809 (b)(1)).​
